4 Haute Reasons Staging Your Home is a Must

Standing out amongst the competition is becoming increasingly difficult with the rise of inventory in the greater-Austin housing market. In an image-based society such as ours, being able to catch someone’s attention quickly, and keeping their attention long enough to communicate what makes your home unique, is crucial. Typically, if you do not engage someone in the first 4-6 photos, they move on to a different property. Our team ensures that every home we list is professionally staged and professionally photographed, in order to put forth the best, and most memorable, image possible. Here’s 4 reasons why staging your home should be an integral part of your “make-ready” plan–and budget.

MAKE THAT MONEY, HONEY!
Staging does cost some money up front, but it is well worth it. Coldwell Banker performed a study that showed that staged homes not only spent half as much time on market, but sold for 6% more than asking price.

The fewer days on market the better–and not just for our seller’s stress levels, but for their pockets too. The fewer days you are on market, the more likely you are to receive a full price, or more, offer.

When we sell homes, it truly takes a village, and Shannon of Showpiece Staging, is a huge asset to our team. We take persona marketing into account and ask ourselves:

We create an emotional connection to every home we have staged. We do an initial walk through and tag every item that we want removed from the home. We work with our stager, Shannon, to put our vision together with each room we want staged and when we can, put our own personal touches on things by selecting light fixtures, new back-splashes, guiding clients though upgrades that will bring them the most money, selecting paint colors, and even things like installing a custom shiplap wall. After Shannon works her magic, we come back to do any touch up’s and final choices before photos. We’re there for every photo shoot to ensure the integrity of the final image.

MEET SHANNON JOYNER OF SHOWPIECE STAGING:
I was born and raised in central Texas. I graduated from Marble Falls high school and have a commercial art degree from ACC. As a graphic design intern at Public Strategies Inc., I met my husband, Coy. We’ve now been married for almost 15 years. We have two children, Connor, 13 and Maddy 9. Family and great schools ultimately brought us to Dripping Springs. Up until last year I was a full time stay-at-home mom, but over the last few years I’ve felt this nudge to start something of my own. I’ve always had a passion for art and design. As I began to consider starting a creative business of my own the concept of staging was all I could think about. In May of 2016 I staged my first few homes, rented a storage unit and started building my inventory quickly. This past year I’ve staged 20+ homes and worked with several different realtors in the Dripping Springs and Austin area. Showpiece offers occupied and vacant staging, as well as consultations. My goal is to see the home through the potential homebuyer’s eyes. The home should feel inviting & cozy yet still have that wow factor. My job is to deliver that overall feeling and appearance while getting the seller top dollar.
